Introduction
The IWFM Level 3 programme is intended for those aspiring to become facilities managers or those with little FM experience and who wish to seek a career in facilities management. A degree is not needed to get started in FM. Level 3 makes it easy to start in FM regardless of one’s background. Learners may be working in front of the house or in a hotel job and encouraged to train in FM to acquire more skills. There are plenty of opportunities in FM – everything from shopping centres to hospitals and even skyscrapers.
Delivery
Teaching of all units for the Award, Certificate and Diploma will be completed over a 6/9 month period. Classes are held on Thursday evenings from 5.00pm - 8.00pm with some Wednesdays included for some of the mandatory units to enable those enrolling part way through the academic year to join and still finish within the scheduled time. There are lectures and tutorial sessions as well as email support in the programme. The course for the certificate programme includes 4 units making up a total of 26 credits. See table below. The Diploma is made up of 10 units and 48 credits. Whilst documentation such as handouts and notes will be provided, learners should purchase books as recommended by the tutors.
Carry over and Exceptions
There is a choice of taking the Award, Certificate or Diploma or to upgrade to level 4. We are now running the level 4 Diploma which leads to full membership grade of the BIFM with certain work experience requirements. After 23 years of experience in delivering BIFM courses, the college has found that most FM’s recognise all Levels as the choice qualification with the ultimate aim of gaining MBIFM status with a Diploma at level 4 or 5. The level 3 route provides a sound foundation of initial learning.
Study
Learners may need to develop new skills, such as written assessment work in report style, communication and a range of presentation methods. The delivery sessions and tutorials will focus on both subject information and skills necessary to support the assessments. Attending all the college sessions will generally not be adequate for individuals to complete the programme or units. Learners must expect to frequently allocate a significant amount of their own time in order to research, prepare, edit, finalise and submit assignments in order to be successful.

To achieve a Level 3 IWFM Award in Facilities Management, candidates will need to complete:
- Mandatory units, having a credit total of 11
- To reach the overall credit target of 11
To achieve a Level 3 IWFM Certificate in Facilities Management, candidates will need to complete:
- Mandatory units, having a credit total of 21
- Optional units to reach the credit total of 7
- To reach the overall credit target of 28
To achieve a Level 3 IWFM Diploma in Facilities Management, candidates will need to complete:
- Mandatory units, having a credit total of 26
- Optional units to reach the credit total of 22
- To reach the overall credit target of 48
Note: A maximum of 6 credits from BIFM Level 3 can count towards the Level 4 qualification provided all level 4 mandatory units are completed when studying the level 4 Certificate or Diploma.
